New Build to Rent Development on old GSK site


Greystar Greenford approved

Greystar have had their plans approved for Greenford Green, a private rented homes development on the former GSK site.

The scheme is described as “the UK’s largest purpose-designed Build to Rent scheme” to date.

The project, designed by HTA Design, aims to revitalise 10.6 hectares of derelict, former industrial land adjacent to the Grand Union Canal into an attractive mixed-use neighbourhood.

A total of 1,965 new homes are planned, of which approximately 75% will be Build-to-Rent. The scheme will also contain new local shops and workspaces, a supermarket, restaurants, cafes, public gym, boutique cinema, and a 2-form primary school.

HTA say their masterplan creates a network of streets and curated open spaces including a landmark central square. There is a new pedestrian and cycle bridge over the canal.

The Build to Rent blocks have been designed specifically to meet the needs of the private rental market, with generous entrance lobbies, on-site management and large, light-filled apartments ranging from studios to 3 bed homes. Resident amenities will include a courtyard, gardens, gyms, roof terraces and club rooms.

The scheme is expected to generate around 1,200 new jobs, as well as provide Discounted Market Rent apartments for those in need of affordable housing.

HTA have collaborated with four other Practices (Hawkins Brown, SLCE, Flanagan Lawrence and MAE) on the scheme.
